“Troyka” was closed for reconstruction last autumn. Consultants estimated the cost of the work at 3.5 billion rubles. If the costs exceed this amount, it is more sensible to demolish the complex and build a new one, they said. Now it turns out that the renovation of the center will require investments 7 times higher. In this case, it is likely that “Troyka” will have to be dismantled, according to experts surveyed by “Vedomosti”. However, according to Evgenia Prilutskaya, head of the department for working with trading floors at CORE.XP, it makes sense to build a multifunctional complex there. Vladimir Chernus, head of the IBC Real Estate retail properties department, agrees that from an economic point of view, demolishing a shopping center and building a new one makes no sense, also due to the increasing cost of construction. Nevertheless, with a smart approach and the creation of a relevant concept, the prospects for the shopping complex are quite successful, according to Stanislav Bibik, a partner at NF Group. He reminds that the center is located on a busy part of the Third Transport Ring, which is its main advantage. A quality upgrade of the facility can significantly increase its foot traffic and commercial efficiency, the expert believes.
